    How Property Management Companies Are Valued

    Property management companies are typically valued using three methods:

    1. Revenue Multiple (1.5x โ€” 3x annual revenue): The most common method. Companies with recurring revenue, long contracts, and low churn command higher multiples. A company doing $500K/year in management fees might be worth $750K โ€” $1.5M.

    2. EBITDA Multiple (4x โ€” 8x): Preferred by sophisticated buyers. Higher margins = higher multiples. A company with $150K EBITDA might be worth $600K โ€” $1.2M.

    3. Per-Door Value ($200 โ€” $600 per door): Quick industry rule-of-thumb. A 300-door company might be worth $60K โ€” $180K by this method alone. This method typically gives the lowest valuation and is used as a floor.
